Republic Property Company: Exclusively represented Republic Property Company (Atlanta, GA based Industrial Development Company) in the acquisition of 52+/- acres in Airwest Distribution Park. Exclusive Marketing Agent for Republic’s new speculative 493,000 SF Class “A” distribution facility. To date the total consideration is in excess of $4 million.
Oxford Real Estate Advisors: Exclusively represented Oxford Real Estate Advisors in the disposition of 103,123+/- SF warehouse facility in Indianapolis, IN. Total transaction value in excess of $2.4 million.
Kendall Development: Represented Kendall Development (MRK, LLC) in the investment sale of a 33,000+/- SF fully leased office/warehouse/manufacturing facility to Stephen Murphy. Total consideration was $2,025,000.
Secretariat, LLC: Represented Secretariat, LLC in the acquisition of a 69,600 SF industrial investment property from First Industrial Realty Trust. Total consideration was $2.5 million.
Grand Prix Properties, LLC: Exclusively represented Grand Prix Properties, LLC in the purchase of a 60,100 SF industrial investment property from Williams Realty Group. The total deal was $2,225,000.
Vigran Bros. Investments: Represented Vigran Bros. Investments in the purchase of a 58,000+/- SF industrial investment property from Concord Corners, Inc. Total consideration was $1.7 million.
Woods Industries: Exclusively represented Woods Industries in relocation of their corporate headquarters into a 23,107+/- square foot class A flex space with Duke Realty. In addition, represented Woods in the lease negotiation on their 348,000+/- square foot national distribution center. Through our negotiations Woods realized savings in excess of $350,000/yr. in rental obligation. Total consideration value was in excess of $5.4 million.
Regent Aerospace: Exclusively represented Regent Aerospace in the build-to-suit of their new 100,800 +/- square foot facility expandable to 260,000 +/- square feet in Airwest Business Park with Duke Realty. In addition, represented Regent in the acquisition of 15.8 +/- acres in Airwest Business Park along with assisting Regent in obtaining 10-year real estate tax abatement from the Town of Plainfield. Total consideration of this transaction was $3,350,000.
United Natural Foods: Exclusively represented United Natural Foods, Inc. in the acquisition of a new 273,000 square foot distribution center and 26.57 +/- acres in Precedent South Business Center with Robert Pattillo Properties, Inc. Total consideration of this transaction was in excess of $6.9 million.
Alcoa Corporation: Represented Alcoa Corp. in the disposition of the 286,555 square foot former Kawneer manufacturing facility in Franklin, IN to International Drive Properties, Inc. Total transaction value of $1,100,000.
Mead Corporation: Represented Mead Corp. in the disposition of their 102,000 square feet former manufacturing facility in Park 100, Indianapolis, IN to Harlaan Bakeries. In addition, successfully subleased the former 197,000 square foot “At-A-Glance” warehouse facility to Regent Aerospace on behalf of Mead Corporation. Total consideration for both projects was in excess of $2,750,000.
Alfa Laval, Inc.: Exclusively represented Alfa Laval in the lease renewal negotiations on their 54,400 square foot regional distribution and administration facility. Through our negotiations Alfa Laval realized over $46,000/year in rental obligation and received $38,000 of tenant improvements funded by the Landlord. Total transaction value was in excess of $1,550,000.
Millennium Group of Indiana: Exclusively represented Millennium Group of Indiana in leasing 128,000 square foot bulk distribution facility from Linfrank Investors, LLC at 221 South Franklin Road. The total transaction value was in excess of $1,185,000.
Secretariat, LLC.: Represented Secretariat, LLC. in the acquisition of a 69,600 square foot industrial investment property from First Industrial Realty Trust. Advised Secretariat on comprehensive asset underwriting, including market availability and comparables, while coordinating the due diligence. Total consideration was $2.5 million.
Millennium Warehousing Group, Inc.: Exclusively represented Millennium Warehousing Group, Inc. in the lease of a 150,000 square foot distribution facility from First Industrial Realty Trust in Shadeland Commerce Center, Indianapolis, IN. Total consideration was in excess of $1.7 million.
Crimmins & Co.: Exclusively represented Crimmins & Co. in the investment sale of Building #42, a 37,200 square foot multi-tenant flex building in Park 100 Business Park in Indianapolis, IN. The property was 90% leased with a transaction value of $1,825,000.
International Paper Co.: Exclusively represent Xpedx in leasing a freestanding 63,000 square foot distribution facility from Prologis. Total consideration was in excess of $914,000.
E-Micro Xpress: Exclusively represented the interest of E-Micro Xpress in the build-to-suit their new 24,000 square foot corporate office/warehouse facility and purchase of 3.5 +/- acres from Duke Realty in Park 100 Business Park. Total transaction value was $1,280,550.
Glenborough Realty Trust: Represented Glenborough Realty Trust in the leasing and investment sale of a 37,200 square foot multi-tenant flex building in Park 100 Business Park in Indianapolis, IN. Through our marketing efforts, we improved the buildings occupancy from 35% to 85% within twelve months. Total consideration of the investment sale was $1,250,000.
Wheels Assured Delivery: Represented Wheels Assured Delivery in the relocation and expansion of their corporate headquarters to 44,000 square feet in Lincoln Business Center in Indianapolis, IN. Total consideration of this transaction was in excess of $800,000.
Prologis: Exclusively represented Prologis in leasing 121,200 square feet of their distribution center located in building #1 at the North By Northeast Business Center to The Stanley Works. Total consideration was in excess of $900,000.
First Industrial Realty Trust: Exclusive Marketing Agent for First Industrial Realty Trust at their Jackson, Brookville, Lincoln and Shadeland Central South Business Parks, which consist of mid-sized distribution facilities in excess of 1,200,000 square feet.
GE Capital: Exclusive Marketing Agent for GE Capital’s entire Indianapolis portfolio, which consists of, flex, mid-distribution, and bulk warehousing in excess of 577,000 square feet. Through our marketing efforts, we were able to improve GE’s portfolio occupancy from 70% to over 85% in just twelve months.
Precedent Development Co.: Exclusive Marketing Agent for The Precedent’s 108+/- acre development at Mt. Comfort Commercial Park.
Zomax Corporation: Exclusively represented Zomax Corp. in leasing 91,000 square foot distribution/pick & pack facility from Duke Realty Trust in Park 100 Industrial Park, Indianapolis, IN.
Valenti Held: Exclusive Marketing Agent for Valenti Held’s 400 +/- acre master planned development at Perry Industrial Park.
Union Planters Bank: Represented Union Planters Bank in the sale of a repossessed 104,000 square foot manufacturing/warehouse facility to WF Properties. Total consideration of this transaction was $900,000. |
